Verhuurtbeter.nl checks in two ways whether the data in your Verhuurtbeter.nl account (profile) match sufficiently to rent the property.

  1. via source data: with your permission via DigiD and Datakeeper

  2. via the verification of documents to be uploaded by you

1. Source data | pre-registration

Once you have entered the 3-digit code after an open house, you will see a QR code and the tenant can securely share data with us rom various agencies, such as My Government, UWV, the Tax Office and DUO via his personal DigiD account (with user name and password) and the Datakeeper app. As a result, you will need to upload fewer documents in your Faster Renting account after the property is allocated to you.

During pre-registration, we will check your name, your current address, your income and if you are a student, for which study you are registered and whether you have any student debt. If you have done this, you will automatically receive our rental proposal 24 hours after the open house, which you can then accept or reject. 24 hours after receiving the rental proposal, we will know which aspirant tenants have accepted the rental proposal and will proceed with the one who is then at the top of the waiting list. PLEASE NOTE: The rental proposal is based on what you have entered in your profile. If what you filled in differs (too much) from what we later determine, we will move on to the next candidate on the waiting list. So always make sure your profile is filled in properly and go over it again before entering the code.

Source data | acceptance

If you have accepted the rental proposal and you are at the top of the waiting list, we will take the next step with you. We will then finalise the rental agreement and the starting note for your new home. After this, you will have 24 hours to digitally sign the agreement and pay the starting invoice. Once you have done this, we will ask you one more time to use your DigiD account (with username and password) and the Datakeeper app to securely share the remaining details with us.

Based on your personal situation, some more documents may then be required. The required documents will be opened for you in your Faster Renting account based on your profile. Sometimes we ask for a specific document and then our team manually opens this document in your account.

We regularly receive questions about uploading documents.

To protect your privacy, we kindly ask you to submit your documents only when absolutely necessary and never send them to us via e-mail. Documents are only needed once we have allocated you a property. At that time, you have 6 days to upload the documents securely into your Faster Renting account.

Uploading and verifying documents:

You can only upload your documents after you have been allocated a rental property. Once you've signed the rental agreement and paid your starting invoice, our team carefully checks the documents. We check (on a priority basis) the documents of tenants who will have their property handed over at short notice. Once our document check is complete, we will send you a message and the allocation is final. You will then also receive a refund of the €50 registration fee.

Which documents are required?

Listed below are all the documents we may ask for when allocating a property. By sharing your data via DigiD and Datakeeper, the number of documents is reduced. This differs per situation (studying, working, retired, etc.) So if we ask for a document, supplying it is mandatory, unless otherwise agreed with you.

Employees we need a good readable scan of:

  • employer's statement [we always contact your employer for verification].

Entrepreneurs need a good readable scan of:

  • Chamber of Commerce extract (no older than 3 months);

  • Business forecast (forecast of the current year); prepared and signed by an accountant or bookkeeper;

  • Statement of registered income for the last 2 years;

  • Agreement to contact bookkeeper or accountant signed by prospective tenant.

Guarantor tenants, we require a legible scan of:

  • Proof of identity (no driving license!);

  • Income details of the guarantor.

  • Deed of bail (this is an example, you will receive the deed from us with the tenancy agreement)

Please note: any foreign documents must be in Dutch or English (including from the guarantor). If not, you need to have these documents translated by a recognised translation agency or interpreter; the process to obtain this translation can take several days, so make sure you arrange this in advance.

Miscellaneous

  • If you are leaving a rental property, a landlord declaration is required.

  • If you have sold your previous home, a mortgage declaration is required.

  • If there is no fixed income but equity, a proof of equity is required.

  • In case of divorce, a divorce covenant is required.

  • Sometimes specific documents are requested based on your situation.
