We get this question more often. That is why we have listed some things here
This is not about sharing by a family, a so-called sustainable household, which is of course allowed.
Here we specifically mean the sharing of living space by two or three adults (often all with different surnames) who want to rent a property together and share the costs together.
Two people want to share the property together and thus share the living space: at Verhuurtbeter.nl, this is allowed, provided both people have their own bedroom. So in this case, always look for a property with at least two bedrooms. Both people need their own guarantor, because they share the home.
Three people want to share the property together: at Verhuurtbeter.nl, this is in principle allowed, provided the three people have their own bedroom. So in this case, always look for a property with at least 3 bedrooms. The two tenants both need their own guarantor, because they share the home. The 3rd person can register, but is not a tenant.
NOTE 1: not all places allow sharing by 3 people, read on below!
NOTE 2: two tenants will be listed on the rental contract, so only from these two people we need data on income and expenses in the Faster Renting account. The third person can regularly register at the address later. You enter the third person's details in your account: Profile > Personal data, at the bottom of the page (co-occupant 3). We do not need to receive data such as income and expenses from the third person.
Sharing the accommodation by 3 persons
More than 3 persons is never allowed, so even renting out a room afterwards is subletting and leads to high fines!
Basically, it is possible in the following places without any problem, provided that each person has their own bedroom.
Please note! From 1 July 2023, we will also accept 3 people at 1 address in the municipality of Utrecht
Where is it not possible?
In these cities, it is possible if the landlord applies for a permit. This permit often costs (a lot) of money and is therefore often not done. The houses that Verhuurtbeter.nl offers in these cities are therefore not available for sharing with 3 persons. 2 Persons can share the house.
Subletting the property to a 3rd or 4th etc. person after this is contractually forbidden under penalty of high fines.
