Are you looking to share a property with others through Verhuurtbeter.nl? The rules depend on your situation. We distinguish between couples and house sharers (friends/colleagues/roommates).
1. Are you a couple? (Sustainable household)
There are no restrictions for couples or married partners for living together.
Where? You can rent in all cities we offer, when you meet the requirements.
Bedrooms: You do not need to have separate bedrooms; one bedroom is sufficient.
Status: You form what is called a "sustainable common household." The sharing rules listed below do not apply to you.
2. Sharing with 2 people (Not a couple)
Do two adults (e.g., friends or colleagues) want to rent together and share the costs?
Allowed: Yes, this is permitted for almost all our properties.
Condition: Each person must have their own bedroom. Therefore, always look for a property with at least 2 bedrooms.
Contract: Both individuals will be listed as tenants on the rental agreement. We require income details from both.
3. Sharing with 3 people
Sharing a property with 3 adults is subject to strict municipal regulations.
Where is it usually ALLOWED? (Minimum of 3 bedrooms required):
The Hague (Den Haag)
Rijswijk
Leiden
Utrecht (Since July 1, 2023)
Where is it NOT allowed?
Amsterdam, Delft, and Rotterdam: Sharing a home with 3 people via Verhuurtbeter.nl is not possible in these cities. Our properties do not have the specific permits required by these municipalities. In these cities, you can only rent as a couple/family or as a maximum of 2 individual sharers.
Important for 3 people: A maximum of 2 tenants will be listed on the contract. The 3rd person is registered as a "co-occupant" (at the bottom of your profile under 'Personal Data'). We do not require income data from this 3rd person.
Important Warnings
Maximum of 3: Sharing with more than 3 people is never allowed.
Subletting: Subletting a room to a 3rd or 4th person after moving in is contractually forbidden and will result in high fines.
Own Research: Municipal rules can change. We recommend doing your own research into local housing regulations for the city you are interested in.
